Fanwood developed in the second half of the 19th century as a railroad suburb for New York commuters. Its tree-lined streets with larger lots typified the railroad suburb. The Fanwood Park Historic District contains residences exemplifying architectural styles typical of the late 19th and early 20th centuries including Gothic Revival, Georgian Revival, Colonial Revival, Craftsman, Dutch Colonial Revival, and Tudor Revival, among others. There is an immediate threat to resources in the district from teardowns and unsympathetic remodeling.

The 2006 grant helped fund a feasibility study for maintaining historic properties within Fanwood's Transfer of Development Rights Demonstration Program sending areas. The work product provides options for developing and implementing the program's funding mechanism.
